OUR SERVICES
Abode offers two types of service; introductory/tenant find and fully managed. Have a look at our landlord fees.
VIEWINGS
All viewings are accompanied by a member of the team. We insist that all applicants interested in our rental properties book viewings. This opportunity enables us to assess potential tenants and provide our landlords with feedback, as opposed to solely relying on computer-based referencing checks.
REFERENCING
Abode appoint referencing to an external specialist company, this covers tenants credit scores, checks for county Court Judgements, employment references, affordability, ID checks, right to rent, and previous landlord references.
ARRANGING CONTRACTS
The preparation of all relevant documents and legal contracts to meet the requirements of our clients will be provided. We now offer the opportunity for these documents to be signed digitally if suitable. These contracts are in line with the latest industry and The Property Ombudsman guidelines.
DEPOSIT PROTECTION
For a landlord’s peace of mind and security, a deposit of five weeks’ rent is requested from all tenants who rent through Abode before they move in. It is a legal obligation for tenant deposits to be registered with a government backed scheme. As members of Client Money Protect all our tenancy deposits are protected with MyDeposits.
UTILITIES & COUNCIL TAX
As part of our management service, we will contact the utility providers of your property to update them on changes to tenancies and meter readings recorded on first and final inventories. The local council will also be notified of the transfer between tenancies.
INVENTORIES & INSPECTIONS
Regular three-month inspections of our fully managed properties are carried out by members of the lettings team to check they are being well looked after by your tenants, ensuring they are not experiencing problems, and to see if any maintenance work is required. Full photographic inventories are also provided as standard procedure for our fully managed properties and can also be done for those of tenant find only for an additional fee.
Inventories are conducted before the start of every new tenancy and is used as reference for the end of tenancy inspection. A copy of these reports is provided to our landlords at the beginning of and completion of all tenancies. These inventories include all meter readings on start and end of the tenancy, and council is notified at the end and beginning of all tenancies.
RENT REVIEWS
Our industry experts at Abode believe that it is key for our landlords to achieve the best possible return on their investment. To attain this, rent reviews can be carried out when we are legally able to do so; whilst considering keeping hold of desirable tenants, and most importantly avoiding unnecessary void periods.
MAINTENANCE WORK
Abode will never charge a commission for maintenance work that we arrange, neither will we take third party commissions. Whilst some firms can charge up to an additional £50 or 10% for arranging maintenance or emergency work, we at Abode include this in our fully managed service. You will receive invoices directly in your name for a transparent, honest, and cost-effective service.

- Process and transfer monthly rents.
