Tenant fees are kept to an absolute minimum at Abode, however the following will apply:
Failure to pass referencing, withdrawing an application once referencing is ordered, and failure supply a suitable guarantor or pay 6 months rent up front if referencing is failed, will result in the loss of the 1 week holding deposit.
Should you decide that you would like to amend your tenancy agreement during the term a fee of £60.00 will be payable.
If you wish to terminate your tenancy early during a fixed term there will be a charge of £600.00, providing your landlord approves of the termination.
At Abode we like to work with our tenants and provide support where we can. In a situation where a tenant falls behind on rent, we will explore your options to help you get back on track. If we are unable to gain contact, this will result in rent arrear letters. There is a £35.00 charge per letter.
Whilst we understand that locking yourself out of your property does occur, if this happens more than once in a calendar year outside of office hours there is a £50.00 call out fee.
All tenants are provided with a standing order form to set up rent payments. It is your responsibility to cancel your standing order at the end of the tenancy. Failure to do so will result in an administration fee for funds to be processed and returned. £28.00
Note: A standing order is controlled by the tenant not the letting agent.
Arrangement of works after the end of your tenancy to put right agreed issues has a £35.00 administration fee.

We are also members of The Property Ombudsman, which is a redress scheme for consumer complaints.
